3DS MAX, simple interior walk-through.. need lighting expert

I need detailed instructions on how to properly export and import my models into CA. Remember that I will need to import 20-30 objects into CA...so memory could become an issue, but I don't know. I'm using Chief Architect X4 (64bit), Intel i7 quad, 12 GB Ram, Nvidia graphics card.

and render exactly what we see in the attached photo with the same lighting and provide a very hi-resolution still from the same angle. We will supply the file.

There is scope for more animation of this object in the future but for now it's just the still image we need. Ultimately I want someone to work with who can animate a simple man in a suit walking and standing and interacting with this beer glass.

photo. The tables and chairs in the coffee shop need to be exactly like the photo in cam2.png. The space should be large enough to put about 3-4 tables. I need to have the tables and basic design done first then I need to file to set up some 3 cameras. Finally I'll send the updated file back to the you to insert the accessories.

We already have a 3ds max file but previous provider dropped out and we need someone to continue his work and project rendering for 2 views of the same object.

It is a scene with a booth, kiosk design.
