Web Based Complete Booking Automation System + Login Feature

My wife and I are semi-partners in a accommodation rental company, accommodationwanaka.com where we have used getafreelancer before to get a calender management booking system put in place and the CMS and design copied from our previous company as they were far too expensive and holding us to ransom each month.
But that person is too busy now with going back to university and there is currently too much paperwork involved and we are paying another company to produce the forms that we need our clients to fill out to apply for a property. Attached you will find an similar example of a form needed to be implemented which is why we need a professional automated system for our entire booking procedure with all the forms that are needed online etc. This will change to compare to what we have been doing with another company but this is an example.
If this job is completed to our satisfaction there will be further upgrades and work available.
This is what we require below:
a)Fully Web Based Booking Automated System from start to finish avoiding much of the emails back and forwards, faxing forms to clients, phone calls, word documents being sent etc that is currently involved. The system that we have been using is as follows, http://www.1form.co.nz/ which you will see the forms that get filled out plus they are able to pay via online and upload their ID etc. This is what we would like incorporated into our website without having to go to them etc and pay them each time. When the customer has filled out all the forms etc automated and created an account etc, this information should be saved under their login and if they ever rent another property in the future, they will not have to fill out all the information ever again.
b)As per http://www.donictabletennis.co.nz/products/Aluminium-Bat-Case.html when someone is viewing a property they can ADD to a wish list to come back to later, once they click on Add to wishlist they will be able to create a new account or sign into their account to see their previous wishlist etc and send these onto friends email addresses if they wished. This log in feature will need to prominent somewhere as well on the home page or all pages. Obviously this log in feature will have to be implemented anyway because of the automated booking system.
c)Create a property search boxes and functions like this website on the LH side http://www.trademe.co.nz/Browse/Listing.aspx?id=223132772 being able to search for bedroom numbers, prices or property id etc.
d)I would like a database created of some form where everyone that sends a email from our contact us form or books a property or enquires et, their email address gets put into a database where I can use this to create a mass email or marketing campaign. I know there are alot of FREE and other cheap good marketing campaigns software out there but this needs to be integrated into our website, like MAIL CHIMP.

Online Booking System (web Based)

As for the admin section, I would need to be able to add information to any artists calendar and be able to access their calendars too. This would allow me to organise the business better than give my artists a quick overview of their upcoming gigs throughout the weeks and months.

eed posted online for access and editing by our staff. The forms need to be saved in PDF format for emailing and printing. There needs to be a Admin pannel to add new staff as needed, and to be able to access the users accounts to review the records. The forms will need to share information between them, so that info f/ 1 form is transferred on to the other forms as needed. Attached here is a basic draft of what we need. Past experience w/ creation of EMR/EHR will be highly preferred.
